What buying really costs in Andalusia

The price on the listing is not the price of the purchase. In Andalusia the additional costs are predictable, and the difference between resale and new build is the single biggest variable.

Resale property

  • Transfer tax (ITP): 7 per cent of the declared price in Andalusia.
  • Notary and land registry: roughly 0.5 to 1 per cent combined.
  • Legal fees: about 1 per cent plus VAT for independent conveyancing.

New build from a developer

  • VAT (IVA): 10 per cent of the price.
  • Stamp duty (AJD): 1.2 per cent.
  • Notary, registry and legal fees as above.

Plan for 10 to 12 per cent on top of the price. If a number comes in lower, treat it as a question rather than a saving.

The lines people forget

  • Mortgage costs: valuation, arrangement fee and the lender’s own charges.
  • Currency: moving funds at the wrong moment can cost more than the notary.
  • Annual running costs — IBI, community fees, rubbish, insurance, non-resident tax — belong in the decision, not in a surprise the following spring.

We put a full cost sheet in front of every buyer before reservation, so the figure you commit to is the figure that leaves your account.
