Costa del Sol

New developments in Estepona.

Estepona has become the Costa del Sol’s most active new-build market, and it is easy to see why. It offers much of what draws people to Marbella — beaches, golf, a long seafront — at prices that are, for now, noticeably lower. The old town, with its flower-filled streets, has been restored into one of the prettiest on the coast, and that blend of authentic Spanish character and modern development is rare.

Most new developments cluster along the New Golden Mile, the stretch between Estepona and Marbella, where beachfront and golf-side projects go up fastest. Closer to Estepona town you find a more Spanish, year-round feel and better value. To the west, towards Casares, developments are newer and quieter, often with the best sea views for the money.

New build in Estepona tends to mean well-designed apartment complexes with communal pools, gyms and landscaped gardens, and a growing number of villa projects. Because the town is still building out, off-plan buyers here often see the strongest price appreciation between reservation and completion.

Buying from abroad is straightforward with the right guidance. We explain the costs, the guarantees that protect your off-plan deposit, and the taxes a non-resident pays, so there are no surprises at completion.

Including El Paraíso, Bel Air, Cancelada, Atalaya, Selwo, La Princesa.

Questions about buying in Estepona

Why is Estepona cheaper than Marbella?

It is slightly further from Puerto Banús and less established as a prime brand, though the gap is closing as infrastructure and demand grow.

Is Estepona good for families?

Yes. The town has a strong year-round community, international schools nearby and a safe, walkable centre.

What are the buying costs on a new build?

On new build you pay IVA plus stamp duty, rather than transfer tax. See our buying-costs guide for the current rates.
