Prime stock is scarce, international demand is steady, and the gap between well-priced and optimistic listings has never been more visible.

Market notes: where the coast stands in 2026

Two forces define the current market on the Costa del Sol: land for prime development is genuinely limited, and demand from northern Europe, the Nordics and North America has not softened. The result is a market that rewards quality and punishes wishful pricing.

What is moving

  • Front-line and sea-view new build, where supply is finite and buyers are decisive.
  • Turnkey villas in the 1.5 to 4 million range with modern specification.
  • Well-located apartments near walkable town centres, particularly Estepona and Málaga.

What is sitting

Homes priced on last year’s optimism, properties needing full renovation without a discount to match, and anything with an awkward orientation. Buyers are informed and patient; a listing that is ten per cent ambitious will simply wait.

Scarcity supports prices at the top of the market. It does not rescue an overpriced listing in the middle of it.

What it means for you

If you are buying, move quickly on genuinely good stock and slowly on everything else — the difference between the two is usually visible within the first ten minutes of a viewing. If you are selling, the first three weeks set the outcome; price into the market rather than above it.
