Almost every search on this coast reaches the same fork: a new development with two years to completion, or a finished home you could move into next month. Neither is better. They solve different problems.
What new build gives you
- Current specification: insulation, air conditioning, home automation and energy ratings that resale rarely matches.
- Staged payments — typically a reservation, 20 to 30 per cent through construction, the balance at notary.
- A ten-year structural guarantee from the developer, plus warranties on installations.
- Choice: unit, orientation, finishes, sometimes the layout itself if you commit early.
The trade-off is time and imagination. You are buying from plans and a show unit, and the completion date will move at least once. Communities also take a season or two to feel finished — landscaping, lighting, neighbours.
What resale gives you
You see the real thing: the actual light, the actual noise, the actual view from the sofa rather than from the render. Gardens are grown, the community is running, and the service charge is a known number instead of an estimate.
Resale is also where negotiation lives. A motivated seller, a property that has been listed for months, a purchase that can complete quickly — those things move price in a way that a developer price list will not.
Off-plan is a bet on a date. Resale is a negotiation about a price. Decide which of the two you would rather manage.
A simple way to decide
- Need to be in the house within six months? Resale, almost always.
- Buying with a two-year horizon and want the current specification? New build works in your favour.
- Renting it out part of the year? Check the community rules before the finishes — some new developments restrict short lets.
Whichever way you lean, the diligence is the same: check the developer’s track record and bank guarantee on off-plan, and commission a survey plus a debt check on resale.
